Abstract:
In response to the inefficiencies encountered in traditional equipment room inspection practices within maintenance operations, an advanced BIM-based digital inspection system tailored for building equipment rooms has been meticulously developed in this paper. This system adeptly harnesses the IFC(Industry Foundation Classes) data standard to impeccably amalgamate disparate data from facility maintenance systems with BIM models, thereby effectuating a seamless integration that offers a panoramic three-dimensional visual representation of BIM applications across the entire spectrum of operation and maintenance phases. The practical implementation of this system within an equipment room situated within an office building. It demonstrated exceptional performances include a quadrupling of inspection efficiency, a substantial 50% reduction in predictive fault identification and response times, and an appreciable reduction of equipment operational energy consumption by approximately 4%-5%. As a culmination of these advancements, this pilot initiative has significantly elevated the operational efficiency of equipment rooms through the strategic deployment of this advanced system.
