摘要:在医院建筑的EPC发包模式下,超概预算问题、施工阶段与运维阶段的衔接不畅成为困扰建设方管理者的难题。通过限额设计和对医院运行不间断性需求的考量,基于运维阶段的要求和精细化管理理念,提升了运行管理的集成能力,有效衔接了总包方施工阶段与医院投入使用前的准备阶段,从而提高了EPC发包模式下建设单位的管理效率。特别强调了BIM技术在医院建筑管网优化和公共区域净高分析中的应用,并提出了衔接医院各科室的精细化管理方法。研究成果为工程总承包模式下医疗建筑的管理提供了有价值的参考。
Abstract: The EPC contract mode in hospital construction often leads to challenges such as overestimation and disjointed transitions between construction and operational maintenance phases. This study investigates the integration of operation management capabilities, focusing on improving connections between the general contractor's construction phase and the pre-operation phase of the hospital. Through quota design, continuous operational demands, and detailed management strategies, the study enhances management efficiency under the EPC contract mode. Emphasis is placed on the application of BIM technology in optimizing hospital building pipe networks and analyzing the net heights of public areas. The research proposes a refined management approach to connect various hospital departments effectively, providing valuable insights for managing medical buildings under the general contract mode.
