摘要:上海现代建筑设计集团的自有建筑申都大厦在2012年成功地拿到了绿色建筑设计三星标识，2013年集团的分子公司陆续搬进了申都大厦，自此申都大厦进入了生命周期的运行阶段，通常国外有专门的FM公司来进行设施管理，鉴于国内的实际情况，该项目将采用物业公司作为具体运行阶段实施的主体，如何能够成功地在建筑运行阶段进行信息化的设施管理将是获得绿色运营三星的重要环节，本课题将以若干论文连载的形式展示不同研究阶段的成果，在本文中主要展示研究开始的调研成果和需求分析，并为下一阶段的其他阶段研究提供支持。

Abstract: Shendu building which is owned by Shanghai Xiandai Architectural Design Group got the green building design mark in 2012. In 2013, many sub-companies in Xiandai Design Group moved into this building. Since then, the operational phase of the building's life cycle began. According to the situation in mainland, this project will choose the property management company to carry out the FM task. How to utilize the information technology to do the facilities management is a very important task to obtain the three star green mark. This research will be demonstrated in a number of papers serialized form different research stage. This paper here mainly draw conclusions based on the investigation and demand analysis, meanwhile to support for the next phases of this research.
